Residential properties with single family homes:

Option “No Upfront Fee”: Available when we feel you have an acceptably good case for a significant tax reducing win

50% of savings
Hire Us to reduce your property taxes. You pay NOTHING unless we save you money!
Fee is 50% of first year savings and only applies if we win for complete handling of your case beginning through to end including State level, if needed.

If we don’t feel there is enough tax savings to warrant a “No Upfront Fee” option, the other options are still available.

Examples of this scenario might apply to those that have owned their property longer &/or have a TAXABLE VALUE significantly below the SEV & therefore we may be reducing SEV but not producing any significant short term tax savings. If you still wish us to prepare a valuation &/or protest, the following will apply.

Option 1: Retainer + %

$195 + 1/3 of your first year tax savings ( your new lower base will pay in savings until you sell )
State Tax Tribunal representation ( if needed ): add 40c/mile

Option 2: Flat Fee

Option 3: DIY w/ assistance

$125 retainer + $85/hr for us to provide you with forms/ outlines/ comparables/ and any other assistance you need.
U-file packet: Hourly applies. Typical range is $250 for most residential single family, $500-750 for common commercial & smaller apartment complexes.

Option 4: DIY – FREE forms ( 1 2 3 4 ) for DIY or

LOYALTY DISCOUNTS for NetWorth Clients/ Customers:

10% discount to Net Worth Clients: if you have used our referral network realty broker for closed brokerage in the past under agreement AND with retainer deposit.
20% discount to those that submit a certified appraisal packet to us for inclusion.
50% discount to those that used our referral network realty broker for realty brokerage during the year.
75% discount to Net Worth Clients: if you have used our referral network realty broker for closed brokerage in the most recent year under agreement AND with retainer deposit.
FREE: 100% discount to Net Worth Clients: if you have used our referral network realty broker for 2 or more closed brokerage activities in the most recent year under agreement AND with retainer deposit.
FREE: 100% discount to Net Worth Clients: you will use our referral network realty broker for any brokerage activities – should you have them – in the next 12 months. Under agreement AND with retainer deposit (min. $500).

Vacant land, commercial & investment ( non principle resident ) properties will vary somewhat from these rates.
